About the role

The Property Maintenance Manager at Southern Cross Care is responsible for the upkeep, repair, and safety of all managed properties to ensure resident satisfaction and preserve asset value. Reporting to the Group Manager - Property Asset Management, this role combines hands-on technical maintenance, team leadership, and budgetary oversight.

Key Responsibilities:

  • Team Leadership: Supervise, train, and assign tasks to Property Maintenance Officers, manage work order queues, and coordinate after-hours emergency rotations.
  • Maintenance & Compliance: Manage preventative maintenance schedules, conduct biannual site audits for structural and safety compliance, and ensure adherence to local building and fire safety codes.
  • Vendor Management: Source, vet, and supervise external contractors to ensure quality and safety standards are met.
  • Budget & Inventory: Assist in budget preparation, monitor expenses to stay within the approved budget, and maintain inventory control.
  • Turnover Execution: Oversee the remediation of vacant retirement units within specified timeframes.

Requirements:

  • Essential: A current driver's license, experience in scheduling work orders, building auditing, and team leadership, along with multi-trade proficiency (electrical, plumbing, HVAC, carpentry, etc.).
  • Knowledge: Basic understanding of Aged Care Standards, state Retirement Village Acts, and the National Construction Code.
  • Personal Attributes: Strong customer service focus, resilience, integrity, and a commitment to Southern Cross Care’s "Better for life" model and values (Service, Courage, and Compassion).
